Overview
This remarkable residence is situated in Carmel-By-The-Sea, a charming and pedestrian-friendly European-style village perched above a picturesque white-sand beach. Throughout its history, notable figures such as Robert Lewis Stevenson, Ansel Adams, Clint Eastwood (a former mayor), Doris Day and numerous others have called it home. The Challenge
For decades, this site remained an undeveloped, overgrown 4,000-square foot corner lot within Carmel, presenting several obstacles including a massive cypress tree with preservation restrictions, a composition primarily of sand, and no water. The absence of water posed a considerable challenge, rendering the acquisition of a building permit unattainable. However, a pivotal land swap agreement between Clint Eastwood and the Big Sur Land Trust in 2016 resulted in the availability of water for this property and many more.

The Solution
With water secured, the lot owners envisioned a contemporary-style home that maximized the allowable space. Conceptual plans included three levels, incorporating a full basement, and skillfully integrating the existing massive cypress tree into the design. The creative vision of talented local Architect Adam Jeselnick, supported by the skilled craftsmen at McNamee Construction, brought this concept to fruition. Excavating the large and deep basement in pure sand, while simultaneously ensuring the stability of the massive cypress tree and neighboring properties, presented a host of complex challenges. The strategic use of structural steel and heavy timbers played a pivotal role in achieving the success of this remarkable home.

The Result
The result is an extraordinary multi-level contemporary residence with three bedrooms and three baths, nestled in the heart of Carmel-By-The-Sea. Seamlessly blending modern elegance with the village’s timeless charm, this home offers a top-floor master suite with a private outdoor patio boasting fabulous views of the Pacific Ocean and incredible sunsets. The finishes are exquisite, featuring beautiful dry-stacked stonework, clear vertical cedar siding, hand-forged metalwork, radiant heat floors, exquisite rift white oak cabinets and floors, as well as plenty of natural stone and handmade tile. The craftsmanship of McNamee Construction shines brightly throughout.
